• Maintenance of amenities like the gym, swimming pool, and clubhouse.

RERA rules in India focus on being open and fair. They ensure that builders do not make a profit from maintenance charges. The money collected must only be used for maintenance purposes.

Builders must clearly state all maintenance costs. These charges usually range from Rs. 2 to Rs. 25 per square foot. Before handing over the project, builders must also explain how the maintenance money will be used.

All maintenance funds must be kept in a separate bank account. Builders are only allowed to collect advance maintenance charges for 12 to 24 months.

After possession is handed over, the responsibility for maintenance goes to the RWA. The RWA then decides the final maintenance fees for the society.

Per Sq. Ft. Method:

Charges are based on the size of the apartment. Larger flats pay higher fees, while smaller flats pay less. This is the most common and RERA-approved method.

Equal Sharing Method:

All residents pay the same amount of money, no matter the size of their home. This method is only used when all residents agree to it.

Hybrid Method:

This method combines both approaches. Some expenses, like lift maintenance, are shared equally. Other costs, like common area upkeep, are charged based on the apartment size.
